Paying rent month after month should count for something
Our Track Record mortgage could help you take that next step towards owning a home, even if you don't have a deposit.
- you haven't owned a home in the UK in the last 3 years
- you can show that rent has been paid for 12 months in a row within the last 18 months
- you're aged 21+
- you've kept up with all your credit payments in the last 6 months
- you're buying in England, Scotland or Wales^.
A few things worth knowing:
- you don't have to be renting right now, just within the last 18 months
- you could be living in shared accommodation, jointly paying rent
- you could borrow up to £600,000.
You can apply with up to 3 other people. If you rent together you'll need to show that rent has been paid for 12 months in a row within the last 18 months, either by one of you or collectively. If you rent separately, each of you can show your own rent payments. We may ask to see proof of household bill payments.
^Track Record isn't available in Northern Ireland or the Isle of Man.

How renting could become owning
Everyone's situation is different. Here are a couple of illustrative examples of how a Track Record mortgage might help people who are renting and looking to buy a home.
Frequently asked questions
Yes. We use your history of paying rent to support your application, instead of relying on savings alone.
The quickest way to understand how much you could borrow is to speak to a member of our mortgage team. They'll talk through your circumstances and explain whether Track Record could work for you.
We need to see a proven track record of paying your rent every month for at least 12 months, within the last 18 months.
You can provide this with either:
- 12 months of bank statements, or
- a letter from your letting agent.
If you use a letting agent, they'll need to be registered with a recognised body (like ARLA).
Yes. Up to 4 people can apply together.
If you're renting the same property, you can use evidence of the rent you've paid together, as long as rent has been paid for 12 consecutive months within the last 18 months.
If you rent separately, each applicant will need to provide evidence of their own rent payments.
There are no application or completion fees for our Track Record mortgages.
Other charges may apply depending on your circumstances, including an Early Repayment Charge if you repay your mortgage during the fixed-rate period. See our Tariff of Mortgage Charges [PDF] for full details.
We'll also cover the cost of a standard mortgage valuation for properties under £1.5 million.
Just so you know, this is for our lending purposes only. It's not a survey, so it won't highlight any issues with the property. If you want a more detailed check, it's worth arranging your own survey – such as a RICS Level 2 or Level 3 Home Survey.
Mortgage valuations and property surveys are not regulated by the Financial Conduct Authority.
Yes, we accept applications for new build homes - not including flats.
A new build is a property that's never been lived in. This includes newly built homes, as well as properties that have been converted into homes within the last three calendar years.
Our mortgage team will ask you a few questions about your situation to help you work out if a Track Record mortgage might be right. If you haven't arranged a Decision in Principle (DIP), we'll go through this with you. A DIP gives you an indication of how much we could lend to you.
After that we'll arrange a meeting with one of our mortgage advisers to take you through what's needed and to firm up what you could borrow. You'll need to provide details of your renting track record before the meeting. We'll explain how you go about this.
