Minimising the change to your monthly payment

The mortgage payment holiday (deferral) scheme is ending

  • The scheme has now closed for new applications. If you're worried about your monthly mortgage repayments, contact our Credit Management team.
  • Existing payment holidays (deferrals) can still be extended as long as they don’t exceed 6 months total, and are taken continuously without any breaks.
  • All payment holidays (deferrals) will end by 31st July 2021.

If you want to minimise the increase to your monthly payment after a mortgage payment deferral, these options will allow you to do so.

Make a lump sum payment

You can make a one-off lump sum payment to cover the interest added to your account during the payment deferral and the suspended capital payments. This puts your mortgage in a similar position to as it would have been if the payment deferral had not happened, so your monthly payment could end up close to what it was before. Request an extension to your mortgage term

This is not an extension to the payment deferral. Find information on how to request a payment deferral extension on our Further support page.

How a term extension works

A term extension adds the deferred months onto your whole mortgage term, which means that the mortgage will continue for longer, and the payments may be closer to what they were before the payment deferral.

For example, if your mortgage term is 25 years and you wanted a term extension of 3 months, your mortgage term then becomes 25 years and 3 months.

This should not be confused with your mortgage product, which is the product you take out with us over a period of your mortgage, which is not affected by this term extension.

For example, if you are on a 5 year fixed rate mortgage product that ends on December 2021, this will still end when originally planned and is not affected by an extension to the term.

Please be aware this option is not available for Interest Only mortgages, as the length of the term does not make a difference to the monthly payments of an Interest Only mortgage.

How to request a term extension

  1. If you want to request a term extension complete the form below - please note that we can only extend the term by up to the length of the payment deferral, e.g. if you took a payment deferral of one month you can only extend your whole mortgage term by one month.
  2. We will complete your request and contact you as soon as we can.
  3. Your mortgage term will be extended and your monthly payment will reduce. If we can apply the term extension before your next monthly payment falls due we will do, but please be aware that this is not always possible depending on when in the month we receive your request.

It is essential that you include all your mortgage account numbers on this form so this can be processed correctly.
